Land Acquisition and Planning

Taylor Wimpey has dedicated UK-wide strategic land teams, in addition to the land team in each of our regional businesses.  The strategic land teams are tasked with identifying, acquiring and promoting land without planning status through the planning system, in order to feed through to our regional businesses to build out. The strategic land team comprises of land buyers, planners and project managers.

The biggest hurdle to negotiate when moving a development site forward is the planning system. Depending on the site's location and individual attributes it can take anywhere from 6 months to 10 years to achieve a planning consent for residential development. Taylor WImpey's strategic land team has one on the best records for obtaining planning consent in the industry.

Our experts in land purchase utilise all types of legal agreements with landowners and partners in order to achieve the most favourable and appropriate terms for the parties involved:

  • Freehold Purchase
  • Option Agreements
  • Conditional Contracts
  • Collaboration Agreements
  • Joint Venture Agreements
  • Promotional Agreements

Typically our strategic land teams deal with complicated sites including:

  • Sustainable Urban Extensions
  • Complex land assembly
  • Sites with a negative planning history
  • Non-residential sites with potential for a change of use

Although most of the sites that the strategic land team deal with are large (10ac+), we also deal with smaller sites (from 1.0ac+). We have dedicated technical experts who advise on a wide-range of technical issues including: contaminated land, site remediation, engineering, affordable housing, the Code for Sustainable Homes, renewable technologies and product development to name a few.

It's through our holistic approach to land and planning that we optimise value on all of our development sites. With a wealth of experience and expertise in-house, we are able to offer landowners the best chance of securing a planning permission for the best possible value development scheme in the shortest possible time.
